Lease Terms & Agreement
The following terms apply to all properties available for lease in the York Hill Role-play Community. It is important to read, review, and understand the terms listed below in their entirety prior to entering a lease agreement on a property in the York Hill Role-play Community as they contain important details and protections both for you and the community.

Liability
The York Hill Role-play Community Lease Terms and Agreement (CLTA) limits the liability of the York Hill Role-play Community and it's ownership or agents. The York Hill Role-play Community and its ownership, management, and agents (collectively "we") are not liable for damages due to the actions of visitors, citizens, residents, employees, or any other party who may visit, lease, or reside in the York Hill Role-play Community. We are not liable for region performance problems. We are not liable for no-copy items lost due to a rollback, sim crash, object return, or other error. You should contact Linden Lab or the seller of the object regarding such issues.

Refunds
The York Hill Role-play Community does not offer refunds on property leases under any circumstances.

Account Limits
The York Hill Role-play Community reserves the right to limit the number of properties that a single account may sign leasing contracts on in order to provide the greatest opportunity for any member of the community who wishes to be able to find a property to call their own. This limit is currently set to TWO properties in the configuration of ONE residential and ONE commercial property at any given time.
A single account may not sign any lease agreement on any additional property in the York Hill Role-play Community without the written permission of a member of the York Hill Leadership Team.

Rent Amounts
During your active lease, the York Hill Leadership Team will not change your rent amount except in the case of gross error in values. We reserve the right to modify rent amounts while the property is not leased, including after an eviction or voluntary lease termination. In the event of a rental amount error, you will be notified by a member of the York Hill Leadership Team and advised to the situation and possible resolution steps that can be taken.

Arrears Period
We offer a standard 48-hour grace period ("arrears") after your lease length has ended to renew your lease on the property at the current terms, however, this may be shortened in the event of the situation below.
PLEASE NOTE: Your lease may be terminated by the York Hill Community Team at any point during this period of arrears if someone else wishes to establish a new lease period on the property. In the event of this situation, you may be immediately evicted at that time.
To avoid this situation, please make sure your rental payments are kept up to date.

Eviction Policy
The York Hill Leadership Team reserves the right to evict any tenants for any reason without prior notice for any violation of the York Hill Community Rules or Community Lease Terms and Agreement, however, in most situations every effort will be made to resolve the situation prior to eviction being required.
The York Hill Owners reserve the right to evict any tenants for any reason without prior notice or reason for eviction.
In the case of Eviction, any remaining time will not be refunded.

Abandonment
A property is considered to be abandoned under any of the following circumstances:
- There are less than 15% of the allotted prims utilized for a period of 48 hours or more, OR;
- You have set your rental meter to “Do not renew” and have removed your items from the property, OR;
- There are less than 48 hours remaining on your box and you have removed all items, OR;
- You have left the York Hill group.
In the event of any of the above circumstances, a tenant may be evicted from the property once it has been declared abandoned. At that time, we will reset the rental meter and set it back to available.
If you do plan to remove all items from your leased property for any length of time near the end of your lease agreement and DO NOT wish to terminate your lease, please make sure you let a member of The York Hill Community Team know so that we do not see your property as abandoned.
In the case of Abandonment, any remaining time will not be refunded.

Relocation Policy
The York Hill Leadership Team will gladly migrate the outstanding rent of any tenant to a new property, upon request, at no charge upon request 1 time per 1 month period. Transfer requests made after that time may incur a 500L$ transfer fee to cover the process of migration and recalculation.

Co-Tenancy
Any individual residing on a parcel must be listed in the rental system as a co-tenant in order to not have their objects returned during prim audits. Please be aware any item rezzed by a co-tenant will be counted against the available prim limit of tenant as if the items were rezzed by them. It is the responsibility of the tenant to police their co-tenant's resource use and any overages may result in the return of objects to bring the property back into compliance with the rental limits.

Object Location
Tenants are only permitted to rez objects within the property which they are renting. Tenants may not rez objects in shared spaces with the exception of one legally parked vehicle (see Vehicle Parking below).
All objects rezzed outside the confines of your dwelling/building structure must go with the look and feel of the community's aesthetic. All items rezzed outside are subject to management approval/disapproval and return if it is determined to not fit the community.
Commercial tenants may rez advertising and signs attached to the outside of the building if they do not block vehicle or pedestrian paths.

Vehicle Parking
Any vehicles parked by a tenant or co-tenant will be counted against the tenant's property prim limit. The current vehicle parking limits are ONE vehicle per Apartment or any residential property that does not have a dedicated garage. Properties that have driveway space and/or a dedicated garage are permitted TWO vehicles as long as the appropriate number of prims are available on the tenant's lease.

Building Replacement Policy
Certain parcels may have buildings which can be replaced with another from the Community Approved Building List at the request of the tenant and with the approval of the York Hill Leadership Team.
If a parcel is approved for a building swap, a non-refundable service fee of 1,000L$ will be imposed to cover the cost of the time required to properly place and re-landscape the property to fit the replacement building. A minimum term of four weeks must also be paid to the rental box to ensure this change is worth the time and effort of the Community Team. Only one replacement request can be requested per rental period.
Please note, the same house can not co-exist on the same area unless specifically permitted by York Hill Leadership Team.

Script Time
Please note that items deemed to be using excessive script time may be returned at any time by a member of the York Hill Leadership Team in order to improve sim performance.

Role-play Shop Rentals
The York Hill Role-play Community offers many different forms of pre-decorated, pre-established commercial locations offered at a greatly reduced rate designed for the express purpose of generating role-play activities. Individuals renting one of these locations may rez as many prims as specified in their role-play location lease, however, they may not seek the removal of existing decorations to gain additional prims.
Unless agreed upon with the York Hill Leadership Team, Role-play Shop Rentals are not eligible for parking permits.

Non-Role-play Shop Rentals
Individuals renting a commercial location in the York Hill Role-play Community for the purpose of operating a non-role-play shop (a shop that sells a product for L$) may only rez as many prims as allowed in their lease, and only on their property, less any allotments to co-tenants.
Non-Role-play Shop Rentals are not eligible for parking permits.

Operating a Business from a Home
York Hill encourages all those interested in operating a business in the city to do so from an appropriately tagged and labeled commercial or industrial space, however, it is possible to operate a business in a a role-play fashion from a leased residential home with the permission of the York Hill Community Team.
Please note that only a select style of businesses may qualify for this and that any business run from a residential space will be restricted regarding what form of signage may be utilized. In addition, no residential space may be used for the sole purpose of operating a business without the written permission of the York Hill Leadership Team as residential spaces are at a premium and should be kept open for those wishing to utilize them for their intended purpose.

Prohibited Objects
No particles, sound effects, greeters, temp-on-rez or "zero-prim" rezzers, gaming/gambling items, "Midnight Mania" or "Lucky Chair" style objects, "sploders", or repetitive chat messages may be used on any property.
Objects with hover-text are only permitted if the hover-text is not visible from outside the property or from any adjacent units.
Objects with sound effects must not be heard outside the property boundaries when nobody is present on the property, and objects with repetitive or obnoxious sounds (defined by the city rules) will be returned.

Prohibited Business Types
The following types of businesses may not be operated in the York Hill Role-play Community without the written permission of York Hill Ownership. These exclusions are implemented for the specific purpose of preventing abuse or disruption to the overall role-play atmosphere of the York Hill Role-play Community.
- Government Agencies
- Military Recruiting Offices may be approved on a case by case basis
- Non-Sim-Owned Law Enforcement Agencies
- Security Companies that perform Vehicle Patrol Oriented Activities

Adult Content
Adult content in the York Hill Role-play Community matches the Linden Lab Terms of Service and is defined as the exposure of genitals and/or nipples. Commercial rentals may not be used for adult activity, nor display any adult content, unless granted permission in writing by the York Hill Management Team.
If such content is restricted to a role-play scene, does not leave the property, is not visible from outside the property, and does not involve the exchange of L$ or items of value, the content may be permitted after review. Residential rentals may be used for adult activity, but any associated IC roleplay chat must be taken to IM instead of local chat, and any adult content must not be visible from outside the property.
Public & common areas may not be used for adult activity.

Revisions To This Agreement
The York Hill Management Team may revise this lease agreement at any time, and it will go into effect the next time you pay to extend your lease. If you do not agree to a revision, terminate your lease immediately.

Prim-Enforcement Policy
The following guidelines are made available regarding prim enforcement in the York Hill Role-play Community.
All visitors and residents in the City of York Hill are separated into the following classes depending on their tenancy and permit terms.
Prims are returned upon exceeding these limits as specified below:
• For Visitors & non-present citizens with no active leases, prims are returned citywide immediately.
• For Citizens (as defined as Registered with the Citizen Tag in the York Hill group)
• All citizens are permitted to rez up to 40 prims citywide in the form of a vehicle while the citizen is located in the city, this must be removed prior to leaving the city or it will be returned.
• For Residents (as defined as a Citizen with an active Lease Agreement on a property)
• If over the limit in non-rented areas (the citywide limit), notifications are sent prior to returning items in non-rented areas.
• If over the limit in a rented area, notifications are sent with a 24 hours limit to bring the rented property into alignment with the purchased number of prims, following the 24 hour deadline a final notice will be sent prior to returning the necessary number of prims to return the property to the limit of the rented prims.
• Co-tenant allowances act identically to leases, and such allowances are subtracted from lease limits for the tenant.

Note that for the purposes of these guidelines, "prims" refer to "prim equivalence" or "land impact", e.g. the metric which is measured by the land tool's "prim limits".
